You need a REALTOR® who knows how to market your property to potential buyers. When interviewing agents, ask for past examples of fixer-upper sales.💎 Decide if it’s worthwhile financially and timewise, to repair or renovate before selling.💎 Determine if you will sell it “as-is.” Doing so will limit liability for issues, such as broken appliances, mould, pest issues, etc.💎 Choose whether it makes the most sense to stage, not stage, or leave the property vacant.💎 If it’s not going to be a complete gut job, have it professionally cleaned.💎 Price it right. Check out what recent fixer-uppers in your area have sold for and determine the lowest price you will accept.💎 Be sure to market to builders and contractors. 🏠 Parting With Sentimental Clutter 🏠It’s a new year, so what better time to practice the art of letting go of your sentimental clutter, to clear your space and mind? Letting go of sentimental clutter can be challenging, so for some tips on making it easier, keep reading.📦 Ease into it by starting with a small, non-sentimental, decluttering task, such as weeding out a junk drawer, or getting rid of kitchen duplicates, expired products, or items that don’t work anymore.📦 As you move on to decluttering everywhere, set aside all your sentimental items.📦 Next, categorize your sentimental items into four boxes: (1) keep, (2) donate/sell, (3) toss, and (4) undecided (schedule a date to revisit them). When making these decisions ask yourself: does this item bring up pleasant memories, do I have space to keep or display it, and would this be appreciated more by someone else? 📦 To get rid of as much clutter as possible, separate the item from the memory by taking a photo of the item or writing about the memories associated with it. This can help you preserve the memory while freeing up space. If you have multiple items associated with the same memory, consider keeping just one of them.📦 Let go of guilt. Be honest with yourself. Is the item sentimental, or you are just keeping it because you don’t want to offend whoever gave it to you? 👉 REAL ESTATE UPDATE 👈Waterloo Region Housing Market Starts 2025 with Higher Inventory, Softer SalesWATERLOO REGION, ON (February 5, 2025) —In January, a total of 329 homes were sold in the Waterloo Region via the Multiple Listing Service® (MLS®) System of the Cornerstone Association of REALTORS® (Cornerstone). This represents a 12.0 per cent decrease compared to the same period last year and a decline of 18.6 per cent compared to the average number of homes sold in the previous ten years for the same month.While sales have softened compared to last year, the increased inventory levels are creating more balanced conditions between buyers and sellers.Total residential sales in January included 188 detached homes (down 10.5 per cent from January 2024), and 81 townhouses (down 8.0 per cent). Sales also included 39 condominium units (down 30.4 per cent) and 21 semi-detached homes (up 5.0 per cent).In January, the average sale price for all residential properties in Waterloo Region was $755,859. This represents a 1.0 per cent decrease compared to January 2024 and a 0.6 per cent decrease compared to December 2025.🏠 The average price of a detached home was $882,941. This represents a 3.1 per cent decrease from January 2024 and a decrease of 1.2 per cent compared to December 2025.🏠 The average sale price for a townhouse was $630,116. This represents a 1.1 per cent decrease from January 2024 and an increase of 0.1 per cent compared to December 2025.🏠 The average sale price for an apartment-style condominium was $469,623. This represents a 4.6 per cent increase from January 2024 and a decrease of 1.2 per cent compared to December 2025.🏠 The average sale price for a semi was $634,762.
